Old Canal Days Festival & Parade

June 15th - 17th, 2012

On June 15th, The Old Canal Days Parade will kick-off an entire weekend of fun and history in Lockport, IL. The Old Canal Days Festival, held annually, is the longest-running festival held within the City of Lockport, IL.

This years Old Canal Days parade route will begin on State & 2nd Street and end at 14th & Washington Streets in Lockport. Line-up begins at 5:30 pm, with the actual parade starting at 6:30 pm.

Old Canal Days events will take place along State Street, between 8th and 11th Streets, on Lincoln Landing in the Norton Building parking lot and along the I&M Canal itself.

Food vendors will be plentiful, with booths open throughout the entire Festival. A beer tent will be available next to the Norton Building. A $3.00 admission is charged when music entertainment begins.

Opening Night Coming For Joliet Slammers Baseball!

Opening Night Coming

For Joliet Slammers Baseball!

Joliet's professional baseball team, the Slammers, will open their 2012 playing season next week on May 22nd. They'll be playing the Traverse City Beam Bums that evening, starting at 7:05 pm.

Expectations are high for this year's season, as the Slammers will be defending their 2011 Frontier League title. A ring ceremony will be held prior to this year's first game to celebrate last year's League champions.

Tickets to Slammers' games start at a low price of $5.00 ... making attendance at games very "family friendly". Seating is available at Silver Cross Field, where the Slammers play, ranging from lawn seating to box seats. Concessions are for sale within the stadium.

After the Slammer's opening day game, there will be a fireworks show for the fans.

Joliet Slammer games can be heard on Joliet's 1340 WJOL AM radio station.

Learning to Co-Exist Successfully

We are presently in the time of year when Appraisers, Realtors, and Mortgage Originators ... as well as Home Buyers and Sellers are often "anxious". Both good anxious and bad anxious.

This Spring, many of us find ourselves anxious, but hopeful, that our housing market is reviving itself after a long winter. This is especially true in the Midwest region where I live. Weather makes home sales somewhat more seasonal here.

This year's anxieties are accompanied by the good-to-have-problem of rising house prices. In many areas, we are presently seeing multiple offers placed on strategically-priced properties. RISING home prices shouldn't be a problem, right??? Welllllll ... they can be ...

As an example, let's consider what the prior 6 months of property sales were in the Chicagoland region. Again, those months are typically the slower sales season in this region, but most certainly they have been even slower because of the health of the housing market this last year. This particular 6-month period showcased a housing market trying desperately to gain traction and stability.

Now as someone that's a former Appraiser, it's my opinion that there are going to be some real challenges ahead for current-market Appraisers ... and those challenges will trickle-down to Agents, Brokers, and Mortgage Originators. And I most likely need to include Mortgage Underwriters in this mix too.

Where are these challenges coming from?

Many potential Home Buyers are now having to actually compete for homes in this spring's market. They've been caught a little off-guard at the return of a bewildering phenomenon ... multiple-offer bidding wars. If they are a Home Buyer that has been disappointed one or more times because of bidding wars, what happens the next time they begin a new home search?

My local referral partners are telling me that the fear of getting outbid again is motivating these potential Home Buyers to aggressively pursue and price their next offer to purchase. Contracts are being signed AT or ABOVE the asking price of a home.

Let's see ... new Home Buyers are securing a historically low interest rate. The Sellers have sold their home (more quickly and for perhaps higher than they had envisioned). Agents have helped facilitate and secure a successful contract. Mortgage Lenders have been called into action. The wheels are turning ... all cause for celebration. Right?

Again, yes and no. Things couldn't be that simple!! What's the issue??

Remember I mentioned the previous 6 month time-frame above? Well, during that period, sales were slower or stagnant. Most times, housing prices were lower. And now?? A home has been sold. And an appraisal must be ordered and completed to facilitate the mortgage financing. But finding Comparables to support the sales price of the home might prove tricky.

The question becomes ...

At what point do Appraisers recognize market changes that seem to be taking place in many housing markets? When do they choose to support and make adjustments reflecting these new trends for home sales prices? For me, "Adjustments" becomes a keyword.

JMO, but not only do Appraisers need to recognize this trend, but so do Underwriters who eventually REVIEW, approve the Appraiser's work, and ultimately "bless" the final Opinion of Value. But therein lies the possible problem ...

Consider this current scenario: As an Agent, you've priced a new listing via your MLS, supported data, and info. You've worked hard. Potential Home Buyers are now actively pursuing your listing. You've generated offers.

One Buyer, a veteran of bidding wars, has made a solid, aggressive offer. They want this home! But the Sales Price on the home is at the high end of the previous 6-months' supported data, or higher. Question ...

Are the Closed sales from that previous 6-month sales period, (November, December, January, February, etc.), going to support that newly-arrived-at-much-anticipated Sales Price you just received? How are Appraisers going to approach it? If not, what can be done to facilitate and safe-guard the sale?

First ... let me qualify what I think is an important bit of information. EVERY HOUSING MARKET IS DIFFERENT. Those differences must be taken into consideration.

That said, Listing Agents experiencing a healing, "correcting" housing market must be well-prepared to go to battle. They must be willing and capable to provide Appraisers current listings, pending sales, and March-April-May Closed Sales information that is relevant and comparable to their Subject Property.

And very importantly ... Appraisers must be willing to accept and utilize valid, "fresh" sales and info from that period, as well. Add mortgage lending Underwriters into that mix.

Securing successfully closed transactions for our clients must be ALL of our goals. If we don't get on the same page during this transitional period, if we don't work hand-in-hand, we will disappoint often.

An unwillingness to broaden the scope of properties considered via Appraising and Underwriting ... and the data accepted and utilized within transactions ... will sink transactions completely. That will hurt our clients and further delay the healing of our housing market and real estate industry.

This is going to call for a bit-of-a-shift in mentality. My guess, but there is probably going to be a bumpy adjustment period ahead regarding appraisals. Challenges to be sure.

This particular situation once again provides strong proof that ... the choice of real estate and mortgage professionals working on any transaction is vitally important. Experience, knowledge, and past successes should and must count greatly for clients when making those choices.

Being anxious to buy. Being anxious to sell. Being anxious to celebrate ... to move ... to decorate ... to landscape. Those are all positive. But being anxious over whether you can seal a deal with a property appraisal certainly isn't ...

Although I have been reading about multiple offers becoming more common in AZ, FL, and other states like many things until it actually happens to you it does not hit home.

So it was with some surprise that it finally has started to happen in my area, here in the suburbs of Chicago. In the Oswego, IL area I have been hearing from many agents that they are now getting multiple offers on their well priced listings even short sales! Lo and behold, on one of my more recent listings it finally has happened.

Now whenever I get that on offers I put in I always feel like they are "just" saying that to up the price. Especially foreclosures which seem to always have "multiple offers". So how do I respond when I am the buyer's agent?

I ask my clients how much do they really want the property? Do you love it? Really want the home? Would you be upset if you lost it to someone else?

If they answer yes then I recommend that they come in higher than the list or asking price. When dealing with investors they don't mind paying a couple of thousand dollars extra to secure the property if it makes sense on paper. They know they can make up the money when they rent it out to a tenant in a relatively short time perio.d

So how do you tell your average home buyer in a "buyer's market" that if they really want to have their offer submitted to the bank in a short sale that they may actually have to offer MORE than LIST PRICE!!

If the home will appraise out higher than it's listed for and if the home was not a "short sale" would you be willing to pay more for the home? More than likely you will still be paying less than most "traditional sales" and if the home meets all your current needs, and you really, really would hate to lose out on it, then go for it! Banks will see how serious you are and more than likely will not counter on the price. So don't let your urge to "get the deal" at the lowest price make you "lose your dream home" and put you in the "should have, could have" club. Put in your HIGHEST & BEST!

The market is changing and buyers are waking up to the fact that interest rates are the lowest in decades, home prices are more affordable than ever and the bottom is almost there. Few people have been able to "time" the market. Few people saw the signs in 2005, 2006 and 2007 and sold their homes and rented waiting for the downturn.

Don't Be Caught Trying to Time the Market! instead take advantage of today's market, buy your dream home in the neighborhood you love knowing that chances are you will have a lower mortgage than most of your neighbors and you will be enjoying that home for years to come!

Yesterday, I was reading yet another blog about the low interest rates presently available to home buyers seeking mortgage financing.

Seems another new historic low was announced. Something not quite so noteworthy anymore, as we all have grown used to hearing about how the rates have dipped, dipped, and dipped again.

And therein lies my big worry, both as a mortgage lender and as a parent. I think buyers have grown quite weary and fairly complacent.

Low interest rates, such as we are seeing presently, should be news that sends home buyers all giddy (those currently seeking homes and potential buyers alike) . They should be doing a happy-dance.

But although rates remain a topic of interest for mortgage applicants I speak to, the rates we are seeing do NOT stimulate action in the housing market ... or garner the number of inquiries for financing you would think they would. SO many potential buyers simply are doing nothing in response.

And I find that sad. That attitude translates into so much potential lost savings. So many opportunities simply being ignored.

I believe that many potential buyers falsely believe they cannot buy. That they will not be approved for loan. It's certainly the mantra repeated by the media. And it seems nowadays, everyone knows someone that knows someone that has an awful story to tell about the buying and financing processes. Heck, I even hear it within our own industry.

The truth of the matter is, that there are many successes being celebrated out there. The majority (around 62%) of people that apply for a mortgage loan DO get financing and successfully complete buying a home. (Remember, we've seen the result of and are suffering from no one being turned away. So 100% isn't a reasonable goal.)

Now, do today's mortgage applicants have to work at finding their successes? Yes! Is it easy? No! Are they frustrated at times throughout the process? H#*$ yes! Should the process be like this? No! I'm a mortgage lender and I think it sucks that buyers and those refinancing are put through the ringer like they are. But the process is what it is ...

So if that's the truth ... and the process is what it is (at least at this point) I ask ... What are you, if a hopeful and/or potential home buyer, going to do? What's your reaction??

I've written some about this topic in the past ... my own career and personal experiences with rates, home buying, and financing over my 35+ years within the mortgage and real estate industry. It's been interesting, to say the least.

But over all those years, one thing has remained true for home buyers and those seeking mortgage financing: No matter how bad your financial situation. No matter your credit scores. The situation and your scores CAN be improved and turned around. Help is available.

Okay .. okay ... you're right. I need to add an asterik to those statements ...

Asterik 1: With time, care, and patience.
Asterik 2: If willing to do some hard work.

And therein, lies some of the current problem. Many people hate the asteriks. But taking that emotion into consideration, my question then becomes this:

If you ever hope to buy a home ... now or in the future ...

Are you going to let those asteriks scare you away from starting the process? Are you going to let the need for some hard work and patience intimidate you into foregoing inquiries about your home buying capabilities and options?

Are you going to let all those stories ... those asteriks ... steal REAL opportunity from you? REAL SAVINGS?? And yes, I said steal.

I can talk to you all day and all night about what I think is the right thing for you to do. And it will be "yadda yadda yadda" ... just noise in your ears. Or I can tell you this ...

I'm a mortgage lender, yes. But more importantly, I'm a husband, a dad, and now a grandfather too. And that is where the real meat of my message to you (and vast wisdom) springs from.

I've been there. I've stared-down growing insurance costs. Rising taxes. Emergency repairs at the home. Health bills for braces, glasses, broken noses, emergency hospital trips.

I've had to come-up with unexpected costs ... dues for sports camps, traveling leagues. I've shelled-out extra for Size 15 Nikes. I've looked college payments in the eye. And I'll tell you ... your child you never thought you'd hear it from? Yep, even MORE schooling ... LAW school! Then wedding plans start. Times 2 ... within 6 months of one another. Heart-tugging Grandchildren aren't far behind.

All of these expenditures and more might be in your future as they were in mine, you just never know. So take it from someone that knows from a personal and career view and advantage ... you need to look for, and take advantage of, every savings you can.

Listen to Yoda ...

The savings you can and will reap by buying now and locking-in a historically low interest rate?? Cha-Ching! The savings you can and will reap through the lower housing prices found in many markets right now? Cha-Ching ... Cha-Ching! Those savings WILL come in mighty handy later. Believe me. Trust me.

Forget whatever negative you have heard. Take action. Reach out. Pick-up a phone. Text. Email. Whatever! Do it on your break. At lunch time. Before you head to bed.

Ask your questions. Don't just accept what you're hearing on the news ... or from others. Fight for every option, work for every advantage, every opportunity you can find. Keep searching. You owe it to yourself and your future. The savings will be appreciated.

Dave's interactions with the kids are always so much fun to watch!

Letterman's "Kid Scientists" programs have become one of my favorites. And this Thursday night's program gives me all the more reason to view and enjoy this ongoing event.

Local students from Naperville, IL will be taking part in Dave's "Late Show" - "Kid Scientists" segment, broadcast May 10th.

You're OFFICIALLY Invited ...

Seems like I've read a real "rash" of posts lately regarding "visiting". In person. Via the internet.

These posts have followed closely on the heels of the ActiveRain social media site's "meet-ups" that were held just a short while ago in many locations across the US and Canada.

Guess we bloggers (especially AR members) are just a friendly, out-going, social bunch! Guess it also explains why we're in a people-business like real estate.

But these recent posts, and their subsequent comments, really had me thinking. How "welcoming" and inviting are my posts when someone reads them? How 'bout my other social media? Do clients, referral-partners, everybody reading them ... understand that they include an "invitation"? There really shouldn't be any doubt, should there?? I went about doing a bit of examining. And what I discovered was ...

Although I need to be aware of it while I'm blogging, writing, speaking on an ongoing basis ... I also might need to clarify and define it a bit more. Just come right out and say it. Yep! It was time that I just post an official invitation to my clients, blog followers, and AR members, potential clients. An invitation that says "Come Visit Me! You are invited. My door is always open". Figuratively-speaking and literally.

I enjoy "visiting" with others. I pursue opportunities to do so as often as possible. But being a mortgage lender these days ... well, it just doesn't leave as much time or opportunity for socializing as it used to. Meeting others in person is a real treat. I loved my recent visit with Agents/Brokers Mona Gersky and Leslie Rojohn of MoonDancer Realty in Dillsboro, North Carolina! But "meeting" here, getting to know you through your comments, emails, texts, skyping, phone calls, technology ... is great too!

So I guess my official "invitation" is rather broad and open-ended. I'll be thrilled to meet in person ... or via online. To write back and forth. To read and to comment. To email, text. To pick-up the phone and talk. Through your subscriptions to my blogs. To ask questions back and forth .. and to have you seek my services too, should you need them.

ActiveRain posts written after the recent "meet-ups", told of members ... "friends" ... getting together ... and the many great things that came as a result of their doing so. Ongoing results. Those that had attended the "meet-ups" were so glad that they had taken the time to meet and visit. Accepted the "invitation" to do so. They were still reaping the results. You and I, we can do that too! In a variety of ways.

When Is a Deal NOT a Deal??

Relax! This is NOT a trick question! The answer to this question? It's actually pretty simple to figure out.

A Deal is NOT a Deal when you will come to regret having made the purchase in the first place, at some later date.

What brought this topic to mind was a thoughtful, well-written blog post by real estate agent and ActiveRain member, Barb Van Stensel. In her post, Barb talks about the realities of viewing, obtaining, then successfully transacting, a condominium property.

Barb Van Stensel is absolutely 100% correct with her summation of condominium purchases too. Buyers should ask questions, demand thorough inspections of the property itself, the property management company involved, AND the condominium association under whose direction the property finds itself, all PRIOR to signing a contract for purchase and seeking financing.

I cannot stress the following advice strongly enough...

When considering the purchase of a condominium property, it absolutely vital that you do your homework regarding the professionals you seek and then work with during your purchase and mortgage financing.

Choose a real estate professional and mortgage lender that meets and surpasses specific criteria.

And what should that criteria be? Choose only real estate and mortgage professionals that are educated and experienced regarding condominium transactions and have successfully completed and closed them RECENTLY. And I repeat ... RECENTLY!

The condominium market is a quickly-changing housing market. The need for current experience and thorough knowledge and understanding of these transactions ... and their regulations ... cannot be overstated. Simply said ... it is NOT the time to work with a rookie or someone that typically does not work within this specialized market.

Playing in the "Rain"

Over the last week, I have been lucky enough to view some of the most beautiful places and sites our country has to offer.

My wife and I decided we were going to take some much-needed days off and just drive. Enjoy, relax, and see what we could see. Through modern technology, I stayed in-touch with my clients, referral partners, emails, and office ... and never skipped a beat. (Thank you portable WiFi ... Fantastic!)

Marilyn and I headed southeast from Chicagoland towards North Carolina. It was totally amazing to see how our country's land changes from one region to another. The color, texture, lay of the land of the midwest totally different from that of the mountainous areas and south.

I got the opportunity to get some great golf rounds in while gone.

We visited Pinehurst, NC ... the area known as the birthplace of golf in the United States.

The choices of courses is staggering in the Pinehurst, NC area ... and merely choosing which course to play is almost as hard to do as playing the challenging courses themselves. While I played golf, Marilyn wandered the shops available in the old business section of Pinehurst and viewed the beautiful homes of the region.

While in the Smokey Mountains, I also got to play the beautiful Sequoyah National Golf Club in Cherokee, NC. Only one word can describe the views from this course, and that's ... WOW! I'm going to write a post regarding this course soon. I was just blown away by it ... and the great service I received while at the course.

But perhaps no experience or site was more beautiful or exhilarating than that of meeting 2 of my favorite ActiveRain members ... Mona Gersky and Leslie Rojohn from Moondancer Realty in Dillsboro, NC.

I had written Mona that I would be visiting her area ... and no sooner than she received my note, she was writing back and inviting my wife and I to the Open House that she and Leslie were hosting during the time of our stay.

These ladies were just wonderful to meet and visit with. I had the pleasure of watching both in action with clients and referral partners alike. It's no wonder they're so very successful at representing their clients and working with professionals from their area.

Both Mona and Leslie were just as I had imagined them to be from their posts on ActiveRain. Highly intelligent, warm, hard-working, caring, knowledgeable, great sense of humor ... I'd run out of adjectives describing them. They both sparkle.

For me, having the opportunity to meet and visit with these fellow Rain members was the highlight of my trip. And that's saying a lot ... given the competition they were up against of great golf courses, the beauty of the Smokey Mountains, and days-off from work!

Thank you again to Mona Gersky and Leslie Rojohn of Moondancer Realty of Dillsboro, NC, for their wonderful hospitality to myself and my wife ... and the opportunity to meet many of their clients and referral partners, and their fantastic chili lunch. Being Mailed May 4th, 2012

Will County, IL Treasurer, Steven Weber, has announced that property tax bills for Will County, IL will be mailed out to property owners as of May 4th, 2012.

The first installment of the tax bill will be due on June 4th, 2012.

The second installment of the tax bill is due on September 4th, 2012.

Will County, IL has made several options available for convenient payment of tax bills. They are as follows:

Taxes can be paid ONLINE at: www.WillCountyTaxBill.com through the date of November 29th, 2012.
At one of 100 banks or credit unions throughout Will County, IL (For list of Will County, IL receiving banks/credit unions, go to: http://www.willcountytaxbill.com/2012/04/banks-and-credit-unions-accepting-property-tax-payments/
Payments can be made via mail. Mail your Will County, IL property tax bill payments to: Will County Collector, PO Box 5000, Joliet, IL 60434-5000
Payments can be made in-person at the Will County Building, 302 No. Chicago Street, Joliet, IL. Hours are: Weekdays only. 8:30 am to 4:30 pm. The County has also made a Drop Box available for the convenience of property owners in the parking lot, for after-hour payments.

The Will County Treasurer/Collector site accepts most credit cards for convenient tax bill payment. Convenience fees apply ... and are not refundable. Auto-draft payments directly from checking and savings accounts are also accepted.

If mailing your tax bill payment, please make the check out to: Will County Collector. Your cancelled check is your receipt for the payment.

Remember and take note: The last day that you can pay your Will County taxes online is: Thursday, November 28th, 2012.

Also note ... it is NOT the actual tax bill that you protest. It is your property's ASSESSMENT. By the time you receive your actual tax bill, the dates for protest for that year are already over. Please contact your tax assessor for info on the actual dates for future protests.

Lending Across the Line ...

State Lines, that is

One of the primary advantages of the mortgage division of the bank I work for, The Federal Savings Bank, is the "virtual" ability to lend in all 50 states, with the federal charter to do so.

While the word "Bank" in the company business name infers "brick and mortar" facilities, the reality is that it can happen in "virtually" every state.

And while I agree in most cases that having a mortgage lender local to the region of the property, because that typically means that there is a level of familiarity and expertise provided by the local expert ... I'm finding in some cases ... and a growing number of cases ... that technologies and circumstances are intervening in the traditional mode of thinking.

Now again, before I get a huge reaction against my assertion and thoughts here ... I agree with the idea that typically ... in MOST cases and transactions ... local continues to serve the best interest of most buyers and the other real estate professionals within a transaction. There is typically a relationship ... and a comfort level there.

But that said, I'm here to say that by utilizing the proper tools (social media, technology, title companies, appraisers, attorneys, realtors) and affiliated vendors ... I CAN perform as well and to the standards of that local "brick and mortar" broker, local mortgage lender, local banker, or local big bank ... even without having a face-to-face meeting with my borrowers. I've done it.

I'm finding that in a growing number of instances, I am not meeting face-to-face, live, in-person with my clients during their transactions. There are an increasing amount of times that I do not meet them personally, face-to-face, until the day of Closing. And even those occasions are dwindling because of scheduling preferences and clients' time demands. How my mortgage transactions are conducted has most certainly changed over the many years I've been in business.

In addition, the national title providers, the national appraisal firms, and their management companies are now in place and entrenched in our modern transactions (like it or not). But their "nationality" does afford some benefit.

It's my opinion, but the "bottom line" regarding the utility of any mortgage lender should always be this ...

"Can that mortgage lender successfully get you to the Finish Line"?

That's how we all should be judged. It's all about results. Success Rate. Completion. Service to the client .. and the timeliness in which all those things are accomplished.

Because of the speed of technology and the ease, convenience, and depth of knowledge you can acquire through its usage ... local customs, "need to know" information, rules/regulations, items, processes ... can all be easily acquired and followed efficiently. Technology, in these instances in particular, are a blessing to our industry.

Think about it. When was the last transaction you were involved in that did NOT utilize our modern technology? Skype, internet, faxes, scanning, wiring, telephones, texting, emails ... which don't you use in a typical transaction?

All common tools that have become much like appendages. Always there and not given a 2nd thought. Especially true for the youngest generation of home buyers ... a generation that seems to prefer technology over the old-fashioned face-to-face.

This was something that I initially found hard to accept and embrace. But accept it and embrace it, I have. I find I am personally relying more and more on relationships fostered and nurtured through social media means, whether they be clients or referral partners.

Now it is purely the personal preferences of my clients that dictate how we move forward and conduct our business together. But be sure ... our relationship still establishes, grows. Trust still builds.

Again, I acknowledge and understand that many still, both client and agent, will not find this a correct fit for them at this time. But for those that are comfortable doing so, have unique circumstances, or are in need of a more "niche" mortgage product or program, my services through The Federal Savings Bank may be just what you should seek-out. My wife, Marilyn, is a huge country music fan. Traditional country. Old country. Bluegrass. Iconic country performers. The more "twang" the better for her.

Knowing his mom's long-standing love affair with the genre, our youngest son and his wife gave her a Christmas gift of a pair of tickets to see Marty Stuart and the Fabulous Superlatives for this last Saturday night. To say she enjoyed herself, would be an understatement. Let's just say I see a whole new side of her during shows like this.

We had never visited this particular venue before this weekend's concert, but I'll tell you ... if you ever have a chance to see ANY entertainment at the Dominican University's Performing Arts Center, located at 7900 W. Division Street, in River Forest, IL ... GO! It's an amazing place. Great acoustics ... and there are no bad seats.

The Performing Arts Center and the Dominican University itself, is surrounded by some of the most beautiful homes you'll find within Chicagoland too. There are just blocks after blocks of them. Old and new. Varying architecture.

Prior to the concert, we enjoyed soaking up the beauty of the River Forest area. (What else does someone with 35 years in the real estate industry subject their spouse to??) Massive trees are everywhere within this City. Thus the name. I swear, we could have just enjoyed driving for hours in River Forest. Gorgeous.

During our show on Saturday night, we were right smack in the middle of the Performing Arts Center, just 11 rows back. When Marty Stuart came out to showcase his "pickin'" abilities and speak to the crowd, I thought we could reach-out and touch him.

Now for those that don't know much about Marty Stuart, here's a little taste:

If you ever get the chance to see and hear Marty Stuart and the Fabulous Superlatives, jump on it.

Did you know that trees are not only beautiful, they’re hard working too??

Here’s just a small list of the many tasks that trees accomplish for us each and every day:

· Trees renew our air supply by absorbing carbon dioxide and producing oxygen
· One tree produces nearly 260 pounds of oxygen each year
· Trees lower air temperature by evaporating water in their leaves. Shade trees can make buildings up to 20 degrees cooler in the summer.
· A mature oak tree can provide support for over 460 different species of insects, birds and mammals in shelters and hollows, as well as fruit, flowers and foliage that attract a huge variety of birds and insects.
· Tree roots stabilize soil and prevent erosion
· The amount of oxygen produced by an acre of trees per year equals the amount consumed by 18 people annually

Not bad, huh?

So is it any wonder that each year we set aside a day to celebrate the beauty, hard work, and enhancements to our lives that trees afford us?

Arbor Day in the U.S., is celebrated on the last Friday in April each and every year. This year, many cities and towns in Chicagoland are once again hosting Arbor Day festivities hoping to create renewed love and awareness for trees … and also promote the planting of new trees within their boundaries.

Some of the towns taking part in this year’s Arbor Day festivities are:

Village of Lombard: The Village will be celebrating on April 25th, in cooperation and partnership with the Morton Arboretum and Glenbard East High School.

Activities will include a “tree tagging” event. The Glenbard East HS Ecology Club will be working along with professional arborists and foresters from the Morton Arboretum to identify and gather data regarding the trees located in the parkways near the school. Each tree’s tag will show the monetary value of the tree entered into the National Tree Benefits Calculator.

City of Crest Hill: Both residents and nonprofit organizations are invited to take part in this year’s “50/50 Tree Program”, sponsored through the City ... and held in conjunction with Arbor Day.

Only one (1) tree per household is allowed. Anyone receiving a tree through last year’s “50/50 Tree Program”, will not be eligible for participation this year. Funds are limited for this Program. If interest is high, early applicants will be given first consideration. The goal set by the City is for 5 trees to be newly planted within each of its 4 wards.

In Naperville: The City of Naperville’s Dept. of Public Works is hosting its annual Arbor Day Tree Sale on Saturday, April 28, at the Public Works Service Center, located on 180 Fort Hill Drive in Naperville. The hours of the sale are: 8 am to 12 Noon.

A variety of trees will be available at big savings, including: Ornamental Pear, Magnolia, Redbud, various Maples, Crabapples, and more. Prices and further info regarding the trees are available at:

Trees can be purchased by check or cash and removed from the Center by Noon. Naperville Public Works employees will be in attendance to help residents load trees. (No commercial sales are allowed).

An expert from the Morton Arboretum will be in attendance at this event to assist residents with their questions and offer planting advice. The City of Naperville will be offering a copy of its informative tree booklet: The “Trees of Naperville - Tree Selection and Planting Guide”, which can also be found and/or downloaded on the City’s website.

In St. Charles: St. Charles, IL has been named a Tree City USA thirteen times by the Arbor Day Foundation.

Arbor Day is being celebrated in St. Charles this year on Friday, April 27th, at Lincoln Park on Main Street, between 4th and 5th Streets. There will be live music, a tree raffle, tree care demonstrations and more. Arbor Day festivities begin at 4 pm. The artwork and photos of the participants and winners of the coloring and photography contest will be on display.

In Illinois alone, there are 186 Tree City USA communities. Many are hosting their own Arbor Day festivities.
