Payment Dates and Important Info to Know

 

     The first installment of 2015 tax bills has now been mailed to Cook County, IL property owners by the Cook County Treasurer's Office ...  

 

     Unlike most of the surrounding counties, Cook County has its own unique schedule for the release of its tax info.  In Cook, the 1st installment of property taxes is always due on the first business day in March.  

 

     For 2015 Cook County tax bills, that due date is:  Tuesday, March 1st, 2016.

 

     The 2nd installment of Cook County taxes is a "floating" day, as it varies from year to year.  Why?  Because the 2nd installment is based upon the County's receipt of vital information from other state and county agencies in Illinois.  

 

     That data, when received, then contributes to the compilation of the following info ... and is reflected in the 2nd Installment of Taxes when they become due: 

 

  • Newly-figured property assessment evaluations
  • Assessment Appeals
  • The State equalization factor
  • Exemptions
  • Tax Districts' tax rates


     For Cook County property owners that hold a Mortgage on their property:  Please note that tax bills are mailed to YOU, not your mortgage holder.  

 

     In order to make sure that property taxes are paid on time, property owners must provide a copy of their tax bill to their mortgage company ... or ... the mortgage company will need to take steps to obtain a duplicate bill from the Cook County Treasurer's Office.       

 

     New property owners must be aware that names and addresses on Cook County tax bills are NOT automatically changed upon a property's sale.  A Name and Address Change Application must be provided, along with proper identification, to the office of the Cook County Tax Treasurer so changes can be made.

 

     Please note:  There is a fee to obtain any duplicate of a Cook County tax bill.  That fee may be passed on to you by your mortgage holder.  

 

     Also of note:  It remains the responsibility of property owners to see that tax payments are properly made out of any escrow account established for tax payment purposes.  So remember to check your mortgage statements to see that there was proper/timely disbursement of tax funds.

interesting.  We have one "floating" date annually to pay taxes.  It is sometime between Thanksgiving and Christmas most years.  Once with issues on billing it was in the following January.

Gene it is good to make sure you know how property taxes are collected in the town you live, and not assume they are collected like all other towns.  We also have a couple of towns here in CT who collect taxes differently than anyone else.

Gene, great info for Cook County tax payers...since I have a house in McHenry my tax installments are due in June and September...never a fun time of the year for me or most McHenry County home owners.
