Easy Updates Make a Big Difference When Selling Your Home in Portland Oregon
Update: This staged home SOLD in just 6 weeks!
Our Portland home staging company recently worked with a wonderful family to help them prepare their home for sale. In addition to staging this home, we also provided suggestions for easy cosmetic updates that were also cost-effective. When you're selling a home in today's challenging market, why give buyers an excuse not to write an offer? When buyers see outdated features and fixtures, it's too easy for them to walk away, and look for a home that's 'move in ready.'
These sellers were open to painting the interior, which was needed to give the house a fresh, new energy, so we gave them neutral paint colors that buyers love. They'd already wisely decided to change out the carpeting. We suggested a few new light fixtures in key places where they'd impact a buyer's 'feeling' about the house (entry, dining room, master bedroom), and gave them links to the best prices locally & online. Here are a few Before & After photos that show this home's transformation:
Before, the family room walls were stark white and the room appeared cold & empty:

Adding furniture, buyers can see how the space could work (much better than viewing an empty room).
In the dining room we suggested a warm neutral paint & changing out the dated brass chandelier:

For the cost of paint + $100 for the new chandelier, buyers can now see themselves living here!
90% of today's buyers use the internet to preview homes before deciding whether to see them in person. This master bedroom needed new paint & a light fixture to replace the dated brass fan:

With furniture, the room actually looks bigger, doesn't it?
Buyers' first impressions are always important. Before, here's what you saw from the entry:

We staged this area to give buyers something to draw them into the space.

I liked your staging blog. Looks like you know what you are doing.
Beautiful, Maureen... What a difference! Great job.
hi Gary ~ Glad you liked it! Thanks for stopping by to comment.
hi Margo ~ Thanks! Just a few easy updates & staging can make all the difference in how buyers will react to the home.
hi Debb ~ Pictures do tell it like it is! Many people think a vacant room will look larger .... but the opposite is true :-)
Maureen - I am always blown away by your talent for staging. I could go on and on, but I will just say you should have your own show on HGTV! You are by far the one of the most incredible stagers I've even seen on TV and off! Your clients must love you!
hi Kristine ~ Your are much too kind -- but your comments made my day, thank you! My clients are happy and I'm very grateful for the opportunity to work magic in their homes :-)
Maureen....That was a sad little house before you put your MAGIC in place. Now it's happy and lovely!!!
hi Kathy ~ Thanks! New paint and some easy updates always work -- along with professional staging, of course!
Super job, Maureen - as usual. What a large diffeence the furniture can make. Makes it feel like a home.
Another beautiful staging! With the suggested cosmetic changes and your home staging, there's no doubt this will help draw the buyers in.
Congratulations. Your home staging is being featured in the group Staging Before and After Pictures.
Kathy
Maureen- Beautifully done as always. Congratulations on your convincing the owners to paint and do some other updates. That dining room light fixture makes such a difference.
Maureen wonderful work. You do amazing staging and of course your colour selections are always warm tones.
Excellent example of the power of a good transformation! Adding color to the dining room walls really made the vaulted ceiling feature standout! Updating light fixtures is one of my favorite ways to add perceived value to a house. Well done!
Maureen-what a transformation-you added warmth and made certain that the architectural features-like arched doorways stood out-wonderful job.
Maureen - All the suggestions you made to the homeowner were bang on. I think you make a very good point. What would the buyer see upon entering the home? The "before" view looked pretty dismal. Your "after" photo, with tasteful furnishings, artwork and colour will definitely draw buyers in and have them wanting to see more.
hi Debbie ~ making it feel like home is our goal -- thanks for your feedback!
hi Kathy N. ~ buyers today are highly selective and need to be 'wowed' -- Thanks so much for the feature!
hi Kathy S. ~ even inexpensive new light fixtures make such an improvement over dated ones -- certainly worth the investment.
hi Wendy ~ thanks for your kind words, it's much appreciated.
hi Sharon ~ adding a warm neutral to the walls did make the ceiling feature more prominent. When selling, changing those dated light fixtures is so easy. Adding perceived value is a great way to put it!
hi Joanna ~ thanks! highlighting the architectural details often differentiates good staging from DIY efforts. Some people still think that a few plants and small accessories will "stage" a home. We don't agree :-)
hi Sally ~ That first impression is when buyers are making a decision on whether they're going to like the home .... so we need to capture them right away (as you do so well in your stagings)
Hello Maureen! Changing out those fixtures, painting - plus your furnishings selections also make this house look much more upscale. That's how to create a desireable environment. Simply lovely!
Hi Maureen,
Beautiful staging going on in this home. I love what you did. Simple but very effective. Sometime I need to have you come over to my home and tell me what you think (not for free of course), that is if you don't fall over from everything I have. Talk about full to the max and I have even let go of a lot of "things". My home is like a gallery in most rooms because of all of my paintings. They go up and down depending if I sell one or not. I know I need to paint the whole house room to room, and even though I am great with color, this is my home and I am not so great, my imagination goes haywire.
When I am ready and if you are willing, I will make an appointment with you.
hi Julie ~ As stagers we do this every day, right? Most sellers just need a bit of guidance. I'm so glad this family was willing to make a few small changes, which were enhanced by the staging.
hi Mary ~ Thank you! I would love to help you, of course! Your art work is so beautiful and I'm sure it enhances your home. Just let me know when you're ready and we'll set something up :-)
Hi Maureen---I love whenever you post before/after pictures. You are the textbook for great staging. The rooms now make sense and they are very warm and inviting. Have to go back and admire the pictures a few more times.
hi Janet ~Oh, thank you for that nice compliment! Making the home warm and inviting is important so that buyers can relate to living there ... we find it's important to stage for the target buyer.
The paint change in the DR was dramatic to showcase the great ceiling. Well...changing out that light fixture helped too, ha. Each room looks wonderful.
What a difference your staging has made to showcase this home Maureen. It is so much more inviting and presents a lifestyle many long for. Great work as usual!
hi Shar ~ That ceiling wasn't noticed before the wall color change, was it? Amazing what a little paint can do!
hi Michele ~ Thanks, we know that presenting a lifestyle is something builders have been doing successfully for years in model homes.
Maureen you really do make a difference in the homes you touch, what a beautiful job! I couldn't agree withyou more that first impressions are always important!
Marueen, I love seeing these kinds of transformations and I love be able to show sellers that it can and should be done. You are GREAT at what you do. I know your sellers and agents must love you!
Great tips Maureen! Sometimes just ol white won't do. A little color goes a long way to warming up a space and making it inviting. I've noticed dark molding and trim is more common out west and making the walls a warm neutral plays that up much better than white. Nice work as always!
hi Karen ~ Thank you for your feedback -- those first impression are everything, aren't they?
hi John ~ Your comment is much appreciated, thank you! I love my sellers and Realtor partners, it's true!!
hi Tessa ~ You are so right, a little color can make a big difference in how buyers react to a home. Thanks for your kind words.
Maureen,.. you certainly have a flair for making simple sensational! You certainly demonstrate why staging can make a huge difference in how a home shows on line.
hi Liz ~ That's very nice of you to say, thank you. Aren't we lucky to be doing work that we love so much that it doesn't feel like "work" at all?
Maureen what a great transformation. Everything looks great.
Wonderful before and after shots, your work is really very nice. love your color choices. Thanks for sharing...
hi Jackie ~ Thanks, the sellers were happy with the easy updates combined with the staging.
hi Mary Lou ~ We like to add color accents since they help the buyer's eye to keep moving around the room, making sure that they notice the best features of the home itself. Thanks for the compliment!
Maureen, I love how you explain the thinking behind the staging. I am going to reblog for the education on staging vacant spaces.
Maureen, another WOW transformation with great explanations to help others understand our processes. (Love the sign in the bedroom window too.) Low costs, big results!!
hi Beverly ~ Thanks for the reblog! We can help educate people when we explain the "why" of what we do when staging.
hi Ginger ~ Who doesn't like to dream, right? This was a fun project with homeowners who were very motivated to do whatever needed to make their home appealing to buyers.
