    Heartland Service Dogs  of  Mokena, IL  is holding a charity dog wash this Mother's Day, May 6th, at  I'll Be Doggone  located at
9620B Willow Lane in Mokena, IL  between the hours of 11 am to 3 pm.
 
    Appointments are necessary to take part in this charity event ... and are being scheduled every 1/2 hour.  All dogs must have current rabies tags.
 
    All requests for appointments, along with your name, preferred appointment time, and phone number, should be mailed to:
 
 
    I'll Be Doggone  will use only professional products during this charity event ... but if your furry loved-one requires a special shampoo ... please bring it along. I'll Be Doggone will be glad to use that product.

    For dogs that may require special attention or have special needs,  I'll Be Doggone  will provide a private bath area.  All Owners and loved-ones are welcome to assist in their dog's bath.

   Donations of $15/per dog wash will benefit  Heartland Service Dogs.  Treats for dogs and humans will be provided free of charge during the "Wag-n-Wash"

     All attendees are encouraged to roam the  I'll Be Doggone  store and learn more the services provided by  Heartland Service Dogs.  Grab-bags and a special "Wag-n-Wash"  basket will be raffled-off during this event.  There is no cost to enter the raffle.

    Heartland Service Dogs  provide specially trained dogs to adults and children that suffer mobility and hearing impairments ... offering them assistance, independence, hope, and inspiration to get through their day.

     Your Mokena Community Public Library is hosting a Shark Shredder - Paper Shredding Event that will help you "shred and shed" yourself and your home of papers and documents you no longer want or need ... safely, securely, while protecting yourself from identity theft. 

 

       Rid yourself of unsightly, bulky old papers (etc.) cluttering-up and littering your home environment.  Get organized!  Then live "green" by  shredding and disposing of your papers at this April 21st event.  All shredded papers are recycled to help our environment.

 

     All Mokena, IL residents are invited to bring up to two (2) boxes full of papers for shredding.  You're then invited to stay and watch the on-site Shark Shredder dispose of your papers, if you'd like.

        According to the 2010 Current Population Survey (conducted annually by the U.S. Census Bureau), there are about 7.5 million unmarried opposite-sex couples cohabiting in the United States today, a well as another 620,000 same-sex couples. The same source reported that married couples now account for only 48 percent of all households.

 
     
Contact Gene Mundt, Mortgage Lender        More and more often, especially with young, first-time home buyers, I am assisting unmarried partners with their mortgage financing ... and I'm seeing huge differences in many of their money-handling styles and skills.   While I see it in older couples too, the differences often are far more dramatic in the young.  It's very clear ... one partner is the saver, the other is the spender.  The conversations I have with them certainly reflect that too, as do their credit report(s).

    Right now, I am working with a young, unmarried couple hoping to buy their first home and obtain a mortgage.  Well, I should say ... SHE is hoping to buy a home.  I'm not sure about him. SHE has been the catalyst of each and every call.  Every piece of information or documentation I receive to advance their mortgage comes from HER.  He has been forthcoming with little.  He's also been very non-committal and evasive with answers.  I'm a bit unsettled about him, to be truthful.
 
     Now this young couple, may or may not end-up completing their sales transaction.  I say their chances are 50-50 at best right now.  The outcomes depends on how persuasive SHE can be.  And if he quits dragging his feet and finally commits to the process.
 
    It's just my opinion too, but I think this couple has bigger issues that should concern them.  Their credit reports read like a life story.  While both partners are young, they are old enough to have already established financial outlooks, habits, and distinguishable spending personalities.  Theirs are vastly different on all counts.  Extremes.  And because of that, I see all sorts of problems before them long term.  Red flags screaming out "Warning!" and  "Caution!" 

Contact Gene Mundt, Mortgage Lender for Mortgage Lending Advice      Should this couple hope to have a long, happy, and successful future together, I'd suggest they have a sit-down and talk about their finances ... soon.  Possibly even counseling.  I think they need to be honest with each other about their financial histories (something I think she is possibly unaware of ... or doesn't understand the ramifications of) ... and their financial goals and dreams for the future. There should be no surprises ... no secrets kept between them.

     They, as well as any couple (married or unmarried), should both know, understand, and then commit to what financial responsibilities lay before them. They should also know just how and what they hope to contribute as they move forward together ... and how and what they hope the other will contribute as well.  An indepth, lengthy, honest conversation is warranted.
 
      And as unromantic as it sounds, especially for this couple and other unmarried couples, this conversation needs to cover  any future "what-ifs" ... and how those "what-ifs" affect them legally, should they part or die.

   Unmarried partners must not assume that the legal options and protections provided them are the same as for married persons.  It is my opinion that protections ... legal protections ... need to be arranged and put into place for each in this couple.  That is especially so prior to a large financial purchase/commitment, such as this home ... or a car.
 
      Unfortunately, I do not see much financial harmony within MY young home buying couple right now ... or the likelihood of any real indepth communications between them or any attorney occurring in the near future.  Time will tell if they can make a "go" of this, or not.  I'm hoping they prove me wrong ... and all ends-up well.
 
      But I urge anyone hoping to buy a home with someone else, especially as a non-married partner ... discuss your plans and goals with one another.  Then talk to a knowledgeable, experienced real estate attorney prior to making the financial commitment of buying a home or other large financial purchase.  Understand and know your options and possible outcomes.  Love and protect yourself enough to take these precautions ...

   I won't lie to you.  The bygone era of planning and then starting your home buying search by just looking in a newspaper are long gone.  That's true in my Chicago/Chicagoland area ... or anywhere else across the U.S.

 
Click Here 4 a NO Cost NO Obligation Mortgage Consultation with Gene Mundt Mortgage Lender      Today, the planning and preparation for buying your home is far more detailed in nature than in the past.  Home buyers are called upon to be much more involved in their processing and much more organized with documentation than ever before.

 
      And their planning and preparation for buying their home needs to start long before actually beginning a property search.  And yes ... I would suggest even before searching-out a real estate agent.

 
   Much of the preliminary preparation and planning can be done by a potential home buyer on their own before seeking a pre-approval for mortgage financing, if following this guide.  I do however, promote finding a knowledgeable, experienced mortgage lender to help you through this preliminary process.  Most mortgage lenders will be happy to assist you throughout this period.

 
Contact Gene Mundt, Mortgage Lender    (Note:  Should more severe credit issues need to be resolved, I strongly recommend immediately seeking-out the services of a qualified mortgage lender to guide you through the specifics of your credit repair.  Do this sooner than later, as the more time allowed for the repair process, the better.  Raising credit scores takes time.)

     
      I've now got you convinced to give this preliminary preparation a try, right?  Great!   So where do you start?

 
  Income
 
 
  • Compile the last two (2) years of Tax Returns and W-2's or 1099's.  (Only the U.S. Returns are needed).  Please note:  That if any income is derived from a business or self-employed venture, the Corporate Returns will be needed from the most recent 2 years.
  • If NOT self-employed, create a file folder to keep ALL paycheck stubs.  If paid by direct deposit, please know/learn how to retrieve or request the last 30 days of paycheck history online or from your employer.
  • If receiving documentable income from alimony, child support, or other sources ... written confirmation will be requested.  Typically a minimum of three (3) months of documentation will be required, as well as proof of the length of time the income will continue (typically 3 years or greater).
 
 
Assets/Funds
 
 
  • Checking/Savings Accounts:  Keep ALL bank statements and ALL pages of same.  The most recent two (2) months  (* 60-days of a transaction history/report) will be required at mortgage application.  PLUS, the next statement from the account that the Earnest Money Check was written from will be needed.  (If Earnest Money was donated, that money will have to be verified from the donor's account.  Same statements apply for the donor).
  • *  If quarterly Statements, the most recent quarter ended will be required at time of underwriting.
  • Stocks/Bonds/Mutual Funds:  Two (2) months (or the most recent quarterly statement) of most recent Statements will be needed.  Funds to be used for Closing will need to be liquidated (sold) and moved to a verified account to be deemed "available" come Closing.
  • Retirement Funds:  Proof of statement indicating the name of the Borrower, name of the Fund Holder/Administrator, and the account number/balance.  If used at Closing, the terms of the loan or withdrawal, must be attained prior to Underwriting.  Funds to be liquidated MUST be tranferred into and documented as "available" in an already verified account.      
  • Gift Funds:  Proof of fund transferred from the Donor to the Borrower(s) must be verified.  A GIFT LETTER form is needed.  It will be provided by the Loan Officer/Banker, for the Borrower.  A specific process must be followed, so please ... consult with YOUR banker.
  • Cash/Coins:  Unverifiable and NOT Acceptable.  Consult with your Loan Officer/Banker well in advance.  
 
   
     Remember, the more of this preliminary documentation you have compiled and ready prior to starting your home buying and mortgage financing venture, the better.  It can mean the difference between navigating a smooth loan approval process or rough waters.

    I don't know if you've noticed it, but I have ... 
 
       There's been a distinct change in the air, as of late.  An air of optimism that has been missing within our real estate industry for way too long.

         I don't mean I'm just seeing or hearing it in the media either.  I've seen it in my clients' demeanor, their faces, their outlook.  They're more upbeat.

        And I've sensed it when I've heard my referral partners' telling of the uptick in activity they've been experiencing since the New Year. 
 
    
    THOSE first-hand accounts. THOSE things.They're the ones I consider reliable!
 
    
     And if I needed MORE reasons to be optimistic about buyers' attitudes?  This last week (yes, the week with Chicagoland's first winter storm of 2012) brought all the following very optimistic and positive actions to light for me personally.  I almost had to pinch myself!

     When was the last time you heard of these happenings occurring ... all in the same week??
 
  1. A Seller CLOSED on his sale, and then SIGNED A CONTRACT for another home AND was able to negotiate a possession date/agreement to eliminate a second move?
  2. A couple bought a "step-up" home WITHOUT selling their present home ... which they plan on "updating" to make it saleable?  (They will not be renting it out)
  3. A First-Time Homebuyer is "borrowing" against her 401k to be capable of putting 20% down on her new home purchase, thus establishing a home environment of her own?
  4. A FSBO (For Sale By Owner) went under contract?
  5. A "city" couple listed their condominium ... and are now pre-approved for their home purchase in the suburbs?
  6. A young, First-Time Homebuyer decided to buy a home at the top-end of his approvability?  While rates hit historic lows?  He's completely over his payment shock and fears!
 
 
     Maybe it's the optimism that comes with the New Year?  Maybe it's the winter weather and beautiful snow finally arriving in Chicagoland??  But I prefer to think that Buyers are out there in larger numbers, ready to buy homes, and UNDERSTANDING that there may not ever be a better time to buy than in today's present market.

Sharing Great News Regarding a New Chicagoland

PUBLISHED Author ...



     Way back in February of 2010, I wrote an article entitled, "Once Upon a Time in AR-land ... What Writing Style Are You?".  (AR meaning the ActiveRain Real Estate website ... www.activerain.com)

 
     Within that article, I described the two writing styles of my sons, Tom and John.  I also gave a bit of background on each of our boys and their personal writing styles, their style of writing being as widely different as their personalities.   And although both sons are very talented (shameless, but proud poppa admittedly) ... our elder son, Tom, has always been the one that harbored dreams of writing professionally.
 
     I wanted to share with my AR friends that Tom's dream has come to fruition! 


     To say that Thomas Mundt had an unbelievably wonderful and successful month of November in 2011 would be an understatement.  First, (and hard to top), Tom and his wife Jenny, produced their firstborn son, Henry, at Thanksgiving time. 
 
     Then came the news around the same time that Tom's first book, "You Have Until Noon to Unlock the Secrets of the Universe", a collection of his short stories, was being published and printed for the 2011 holiday season by Lady Lazarus Press.
 
     Can it get any better?
 
     Yes!  We're getting requests from friends and family from Chicagoland and abroad for Tom to make himself available for an autograph session.  Unbelievably amazing ... and we're lovin' every minute of watching his success.  And oh yes ... we're unbelievably proud of him.

     Who would have thought all those years ago that Tom's first-grade teacher at Mokena (IL) Elementary School's prediction regarding his writing talents would really come true?? 

     I mean, besides his mother and father, of course ...

      It seems lately, that I've had more and more questions from homeowners about  "Loan Modification", as they continue to struggle within today's challenging market and economy. 
 
     Agents and many of my other referral partners also want to know about them, and other financing options that might exist, too.  THEY are getting quizzed by homeowners (and potential buyers) regarding Loan Modifications too ... especially now after the governments release of information regarding the upcoming HARP 2.0.  It seems, you can't be doing business within the current market and not get drawn into these conversations. 
    
      The reasons for "why" someone might need or want to modify their existing mortgage range from unemployment issues, to being "upside-down" and/or "underwater" with their current home loan.  Simply being in need of some financial relief ranks up there in concerns I often hear too.

 
       Naturally, when I get questioned as a mortgage lender, I first look to see if a "traditional" Refinance  is possible for the homeowner.  And if so, will it provide the much-needed relief that homeowner needs and desires?  Most often as of late, I'm finding that the traditional Refinancing route is not one that can taken.  Today's tighter mortgage underwriting standards simply make it more difficult and in a few cases, impossible for the time being.
 
      Where does that leave the homeowner in need when that is the case?  That means a loan modification of the existing mortgage with the homeowner's CURRENT loan servicer, is the remaining option.
 
    If the homeowner has NOT missed any payments on their mortgage, the unfortunate and disheartening news is ... they will have a very difficult, if not impossible, time in attaining any loan modification.  I know ... VERY frustrating, right?

    If the homeowner is current with their mortgage payments, I now have a fighting chance with HARP 2.0 to assist them in their search for financial relief.  That assistance relies upon the homeowner's credit and income qualifications, as usual.  And if current property value is no longer a hurdle, HARP 2.0 should open-up some real opportunities to them.  But there are two issues that surround the possible benefits that may be seen within HARP 2.0, as they stand right now. 

      First, we mortgage lenders still do not have the specifics we need from the government in order to take action on our clients' behalf regarding HARP 2.0.  Again, frustrating ... as the government has done a fairly good job in making the public aware as to the existence and updating of the HARP program.  The public is aware and contacting us mortgage lenders hoping for good news ... and of this writing ... we still do not have the details as to how we can move forward, apply, and utilize HARP 2.0. 
 
     We've heard rumblings.  We've seen projections.  We've read "guesses" ... but still nothing tangible to hang our hats on, as of yet.  My personal belief is that we will need to hang on to our hats a while longer too, because we will not receive these much-needed program specifics until after the New Year, some say March, 2012.
 
 
     To me, the second issue surrounding HARP 2.0 is this ... WHY should this concern Realtors or the local real estate markets?
 
    In my opinion, helping homeowners Refinance, who might have otherwise lost their homes to foreclosure, or put another short-sale property on the market, is critical to regaining a sustainable housing market.
 
 
     Let's state the obvious:  Foreclosures and short sales are options for the struggling homeowner.  Neither is good; neither helps property values; neither helps reduce inventory.  And again, in my opinion, reducing housing inventory is what we sorely need right now.
 
 
     I see the bottom line being this:  Until we reduce housing inventory and eliminate the short sales and foreclosures, we will be mired in static property values.  Buyers will remain reluctant to enter the marketplace under these conditions.
 
 
     In addition to keeping "bad" inventory from hitting the market, the lower payments after Refinancing will put more dollars in the homeowners' pockets, which will in turn trickle-down to more spending by consumers.  Since we are definitely a consumer-driven economy, this is one way to help our country out of its' real estate malaise and help get us turned around and on the path to better financial health.
 
     Homeowners (and referral partners) need to keep seeking-out educated, professional mortgage lenders that will provide sound and unbiased fact-based opinions ... especially when the homeowners seeking those opinions are emotionally and financially distraught or down-and-out. 
 
     Changes happen constantly and steadily in our industry.  New options may become available for homeowners at any time.  It is best to remain vigilant. Homeowners and mortgage lenders need to stay in contact, communicate, get it right. 
 
     New options, new programs, new underwriting demands, HARP 2.0 ... all remain in our future ... we HAVE to get it right, in an otherwise imperfect marketplace.

Electronics Recycling Pick-up as of January 1st, 2012 

 
 
     A law banning the pick-up of discarded electronics by waste haulers will soon go into effect in Illinois.  As of January 1st, 2012, it will be unlawful for electronic items to be picked-up during the weekly trash pickup. 
 
Village of Mokena IL Electronics Recycling Program 2012     Under this new 2012 Illinois law, electronic product manufacturers will have to recycle the weight equivalent of the electronics products they sold within the State of Illinois during the year 2010.  After the year 2012, manufacturers will then have to recycle the weight of 50% of the products they sold within the State each 2 years prior.
 
    
     The residents of the Village of Mokena, Illinois ... thanks to the progressive thinking of its leaders ... will begin enjoying the benefits of a new program designed to continue and expand electronic recycling within their Village.  This new 2012 recycling program is to be entirely funded through disposal fees collected from commercial businesses within the Will County area. 

     To take advantage of the benefits of this new program, Mokena residents just need to call 708.479.3927 to arrange an appointment for pick-up of their electronic items.  Residents  will be able to arrange for a minimum of 2 items to be carried away ... and a maximum of 10 items, at one time. 

     Should making an appointment prove inconvenient for the resident, the recycling drop-off contained/location established 3 years ago will remain open for use.  That drop-off container is located at the Village of Mokena (IL) Public Works Garage (Ken Heims Facility), 19004 Wolf Road (191st SVillage of Mokena IL Electronics Recycling Program 2012treet and Wolf Road), in Mokena. 

     Hours for the recycling drop-off container/location are:  Monday through Friday, 7:30 AM to 4:00 PM.

Have a Daughter? Educate Her About Finance, Credit, and Buying a Home ...

 

 

     Maybe the following has become a bit more personal of a worry to me this last year because I became the grandfather to a beautiful baby girl last October.  That certainly has brought the urgency of the following topic "home" to me.

Educate Her About Finance, Credit, and Buying a Home ...     In the not too distance past, having conversations with a daughter concerning finances, credit, and buying a home just never would have happened.  Thankfully, those times are now behind us.
 
    As I've mentioned before in previous posts, talking finances and credit with any child is important. And those conversations and financial education should occur early-on.  The better grasp our children have of these topics, the better for their future.  (Click 4 Previous Post on How Sesame Street is Helping Accomplish This!)
 
    But for daughters and women in general, the need to talk and learn about this topic takes on special significance and urgency.  Two facts drive this need: 

    First, according to a 2006 study by Harvard University's Joint Center for Housing Studies, the following is currently true:
 
    The average age when a woman first marries increased as more women sought education and career before committing to a relationship.  (And I add: IF they ever married/committed)
 
    Secondly, the next statistic is now true ...

    Among Americans 65 years of age and older, 42% of women, but just 14% of men, are widowed. (The cold hard fact is women live longer and generally marry/commit to older men, increasing the probability of them outliving their partner.) 
 
    These two facts speak volumes about the great need to educate females regarding a host of today's financially-based topics, such as credit, careers, savings, financial planning, buying homes, debt management, and more.

Educate Her About Finance, Credit, and Buying a Home ...     That said, it is also true that right now the percentage of single female home buyers is much higher than that of single males.  2010 statistics from the National Association of Realtors (NAR)  place single female home buyers at 20%, to just 12% single male buyers.  The number of single female buyers is growing quickly too.  The percentage of single females buying a home on their own today has doubled, in comparison to the 1990's.
 
     Using these statistics and facts, and then pairing them with the unique and beneficial set of circumstances that surround home buying in the current market (historically low interest rates and falling/lower home prices making it very appealing and more likely that single females will buy) ... you can see how great the need and urgency to have "that talk" and for educating our country's young females in regards to all financial topics actually is. 
 
     The stated statistics and facts also unfortunately indicate that females are likely to be making some pretty important financial decisions on their own at some point in their future.
 
      So parents ... educators ... real estate professionals ... financial planners ... loved ones ... we need to step-up and address their needs NOW.  Make the information available in a variety of ways, at varying ages. We also must make sure that when asked questions, we answer them honestly and thoroughly with an eye to female needs. 
 
     We must see that females get the proper tools and education  they need regarding financial issues so that they can make sound  decisions when called upon ... or when choosing to do so.  This will better equip them during their future, protect them financially, and also help them benefit more fully from their financial decisions as well.

Moving with Pets - Schaumburg IL Area in the Northwest Suburbs

 

Lyn Sims (Schaumburg Real Estate, Northwest Suburbs, Re/Max Suburban)  offers some very valuable information here for pet owners in the processing of selling their home to ponder ... or for those already on the move. 

We need to remember, the pets are moving too, so some care and pre-planning is needed to make their travel and transition to the new home as safe and stress-free as possible.  Follow Lyn's great advice, and you'll accomplish just that.

Moving to a new home can be stressful on your pets, but there are many things you can do to make the process as painless as possible. Experts offer these tips for easing the transition and keeping pets safe during the move.

1.  Update your pet's tag.   Make sure your pet is wearing a sturdy collar with an identification tag that is labeled with your current contact information. The tag should include your destination location, telephone number, and cell phone number so that you can be reached immediately during the move. Be sure to at least have a working phone number with your pets microchip registration company.

2.  Ask for veterinary records.   If you're moving far enough away that you'll need a new vet, you should ask for a current copy of your pet's vaccinations. You also can ask for your pet's medical history to give to your new vet, although that can normally be faxed directly to the new medical-care provider upon request. Depending on your destination, your pet may need additional vaccinations, medications, and health certificates. Have your current vet's phone number handy in case of an emergency, or in case your new vet would like more information about your pet.

3.  Keep medications and food on hand.   Keep at least one week's worth of food and medication with you in case of an emergency. Vets can't write a prescription without a prior doctor/patient relationship, which can cause delays if you need medication right away. You may want to ask for an extra prescription refill before you move. The same preparation should be taken with special therapeutic foods - purchase an extra supply in case you can't find the food right away in your new area.Lyn Sims, Pet Friendly Realtor

4.  Seclude your pet from chaos.   Pets can feel vulnerable on moving day. Keep them in a safe, quiet, well-ventilated place, such as the bathroom, on moving day with a "Do Not Disturb! Pets Inside!" sign posted on the door. There are many light, collapsible travel crates on the market if you choose to buy one. However, make sure your pet is familiar with the new crate before moving day by gradually introducing him or her to the crate before your trip. Be sure the crate is well-ventilated and sturdy enough for stress-chewers; otherwise, a nervous pet could escape.

5.  Prepare a first aid kit.   First aid is not a substitute for emergency veterinary care, but being prepared and knowing basic first aid could save your pet's life. A few recommended supplies: Your veterinarian's phone number, gauze to wrap wounds or to muzzle your pet, adhesive tape for bandages, non-stick bandages, towels, and hydrogen peroxide (3 percent). You can use a door, board, blanket or floor mat as an emergency stretcher and a soft cloth, rope, necktie, leash, or nylon stocking for an emergency muzzle.

6.  Play it safe in the car.  It's best to travel with your dog in a crate; second-best is to use a restraining harness. When it comes to cats, it's always best for their safety and yours to use a well-ventilated carrier in the car. Secure the crate or carrier with a seat belt and provide your pet with familiar toys. Never keep your pet in the open bed of a truck or the storage area of a moving van. In any season, a pet left alone in a parked vehicle is vulnerable to injury and theft. If you'll be using overnight lodging, plan ahead by searching for pet-friendly hotels. Have plenty of kitty litter and plastic bags on hand, and keep your pet on its regular diet and eating schedule.

7.  Get ready for takeoff.   When traveling by air, check with the airline about any pet requirements or restrictions to be sure you've prepared your pet for a safe trip. Some airlines will allow pets in the cabin, depending on the animal's size, but you'll need to purchase a special airline crate that fits under the seat in front of you. Give yourself plenty of time to work out any arrangements necessary including consulting with your veterinarian. If traveling is stressful for your pet, consult your veterinarian about ways that might lessen the stress of travel.

8.  Find a new veterinary clinic and emergency hospital.   Before you move, ask your vet to recommend a doctor in your new locale. Talk to other pet owners when visiting the new community, and call the state veterinary medical association (VMA) for veterinarians in your location. When choosing a new veterinary hospital, ask for an impromptu tour; kennels should be kept clean at all times, not just when a client's expected. You may also want to schedule an appointment to meet the vets. Now ask yourself: Are the receptionists, doctors, technicians, and assistants friendly, professional and knowledgeable? Are the office hours and location convenient? Does the clinic offer emergency or specialty services or boarding? If the hospital doesn't meet your criteria, keep looking until you're assured that your pet will receive the best possible care. Lyn Sims, Pet Friendly Realtor

9.  Prep your new home for pets.   Pets may be frightened and confused in new surroundings. Upon your arrival at your new home, immediately set out all the familiar and necessary things your pet will need: food, water, medications, bed, litter box, toys, etc. Pack these items in a handy spot so they can be unpacked right away. Keep all external windows and doors closed when your pet is unsupervised, and be cautious of narrow gaps behind or between appliances where nervous pets may try to hide. If your old home is nearby, your pet may try to find a way back there. To be safe, give the new home owners or your former neighbors your phone number and a photo of your pet, and ask them to contact you if your pet is found nearby.

10.  Learn more about your new area.   Once you find a new veterinarian, ask if there are any local health concerns such as heartworm or Lyme disease, or any vaccinations or medications your pet may require. Also, be aware of any unique laws. For example, there are restrictive breed laws in some cities. Homeowner associations also may have restrictions - perhaps requiring that all dogs are kept on leashes. If you will be moving to a new country, carry an updated rabies vaccination and health certificate. It is very important to contact the Agriculture Department or embassy of the country or state to which you're traveling to obtain specific information on special documents, quarantine, or costs to bring the animal into the country.
