During the last couple of weeks, I've had the opportunity to meet face-to-face during mortgage appointments with many new homebuying clients. Nothing really unusual about that, except for one thing.
In a handful of these appointments, their real estate agent has accompanied them during their initial mortgage pre-qualification appointment with me.
THAT does not happen often, so it was quite notable to me. But what made it even more notable, is that in every case but one in which this occurred, the potential buyer immediately made an offer on a home and is now in mortgage processing. The remaining homebuyer? They're presently awaiting the response of a seller.
Hmmmm ... am I on to something here?? I'll tell ya' this ... I sure wish I'd had that kind of batting average when I played baseball! What a team these agents and I made!
With a little teamwork, the real estate agents involved in this transactions and I were able to assemble and provide that little extra "oomph" that offered the home buyer the right mindset, the courage, the will, the knowledge, the confidence ... to move ahead with a home purchase. They got off the fence. They pulled that trigger. They bought a home!
Again ... I say amazing teamwork!
And while I am the one writing this blog and reporting these occurrences, I want to point-out once again ... I did not do this alone. The real estate agents involved contributed mightily to the success of the mortgage appointment ... and then carried that momentum and success into writing a sales contract afterwards. And perhaps even better? The clients contributed to their own success too.
One of those agents I teamed with was ActiveRain member, Evelyn Santiago of Dynamic Real Estate Network, Inc., Oswego, IL. I've had the pleasure of working with Evelyn Santiago multiple times now. Each transaction has been a pleasure.
But also each time I work with Evelyn Santiago, I grow more and more impressed with her professionalism, level of knowledge, and real estate and people skills. She is remarkably adept at educating, collaborating, and solidifying the financing portion of her buyers' concerns and questions. Evelyn Santiago also instills her clients with a deep confidence in me as a mortgage lender ... and I so greatly appreciate it. She's living proof that ActiveRain agents represent some of the best in the business.
Maria Williams of Coldwell-Banker in Flossmoor, IL and Mary Schild of Karges Realty in Joliet, IL were two other agents that I worked with and thought exemplary during these mortgage appointments. Each agent assisted their clients immensely during our meetings, in a variety of ways.
Now ... call it a "credibility check". Call it whatever you want. In each case, the prospect were transformed into a buyer very quickly. Why? IMO, the buyer had the confidence and the knowledge they needed to take that step. And they knew it.
I am personally convinced that each home buying success came as a result of the home buyer having TWO advisors, TWO professionals at their disposal during a critical time in the buying process. TWO professionals providing guidance. TWO professionals answering their questions. TWO professionals calming their fears. Instilling the confidence they personally needed to write an offer.
They experienced firsthand, TWO professionals working in tandem. Moving in the same direction to meet their mutual client's needs and work on their behalf. And again, that's confidence building.
Evelyn Santiago's buyer made an offer on her home later the very night, immediately after leaving her mortgage appointment. Equipped in every way to do so. Again, I think this "batting average" of success is pretty impressive, worthy of real consideration, and definitely worth pursuing in the future for all concerned.
I suggest, if you're a buyer ... think about asking your agent to attend your initial mortgage appointment with you. Make that appointment face-to-face with your mortgage lender when you can. Should that not be possible, consider using Skype or Facebook chat features to assist you.
I know I am going to try to make face-to-face meetings standard practice in the future as a mortgage lender when I can. I like my client gaining that extra knowledge and confidence they need before moving forward into their transaction and processing. And I like my "stats" with this kind of teamwork too.
