How Long Will It Take?

 

     Seems like I'm finding a plethora of great posts here on AR as of late.  The following blog written by  Leslie Ebersole, Baird & Warner Real Estate, 962 So. Randall Road, St. Charles, IL,  (one of my favorites here on ActiveRain) ... is an excellent example of that fact.

     Those presently in the process of selling their homes are hearing a boat-load of reports, statistics, and heresay about the process of selling of their home and the amount of time it might take to achieve that goal.

     Leslie Ebersole's post addresses that topic and also offers some advice and guidelines for sellers that ... if heeded ... should make the process of selling their home much more easy and smooth.

If you are thinking of selling your home then one of your questions will certainly be: "how long will it take to sell my house?"  In today's market, it's worth calling a few real estate agents just for the entertainment value of the possible answers:

  • How long would you like it to take?
  • Let's list it and see what happens.
  • Anyone who claims to be able to answer that is lying.
  • When the Moon is in the 2nd house and Jupiter aligns with Mars.

If you would like to plan your life around more than astrological projections or wishful thinking, you and your Realtor have some work to do.

If you want to sell in your time frame and not endure months of inconvenience and anxiety, you must be the best value on the market. Value is made up of price, condition, location and emotional intangibles like attractiveness. So how do you set and manage the value?

Evaluate Comparables: I don't think there is an alternative to previewing the Active comparables with a knowledgeable local Realtor. You must visit the houses in person and realistically "think like a buyer". You should also drive by the houses that have recently Closed or are Under Contract. Carefully study the online interior photos and make lists of the pros and cons compared to your house. 

Ask yourself: would my house been chosen over the ones that just sold?

Market Analysis: Your Realtor should show you a detailed market report of the inventory of comparable houses, the absorption rate (how many will sell each month), and the average market time of the Closed sales. The report should be based on data from MRED (the MLS of northern Illinois) and independent research from a company like Altos Research. You should be able to develop a very clear picture how many houses like yours will sell each month.

Ask yourself: do I want to be the next house to sell in my area?

Be Realistic: Will your house will compete against distress sales in your area? Foreclosures or short sales sell for as low as 40% below market value so you must make your home worth the difference in price.To sell in this market, your home must be compellingly priced, professionally staged and be aggressively marketed by a full-time Realtor with a successful brokerage.

Ask yourself: do I really want to sell?

"How long will it take to sell my house?" won't be a quick or simple answer but it doesn't require a crystal ball. A real answer will require that you are realistic, willing to work hard and that you hire the right Realtor.

Contract Dates in a Real Estate Contract Explained

     I thought the list of important dates that  Lyn Sims - Northwest Suburbs, Schaumburg Homes - Re/Max Suburban (IL)  provides within this post and subsequent re-blog would be of great assistance to my personal clients presently in, or thinking about entering contract to buy a home, as well as others too.

     Pair all of these dates with the dates and requests being made throughout our mortgage processing, and you can see how everything gets pretty confusing for buyers ... or gets forgotten.

     Lyn Sim's  concise listing of important dates (and the explanation that accompany each) is a holiday gift that keeps on giving ... one that helps make the process of buying a home some easier. 

     I hope that this list gets printed-up and saved for use many many times!

Lyn, I'm confused about all the dates.  Can you explain them again?


Each real estate contract (in Illinois) has a few different levels of action that need to be taken on the buyers part.  I'll do the contract dates in order that buyers must follow:

5 Day Attorney Review - this gives the buyer and seller the rightreal estate contract,real estate buyers agent, to have their own perspective attorneys review the contract for their benefit.  It is also 'business days' not calendar days.

5 Day Home Inspection Clause - you have the right as the buyer to perform a home inspection on the property with the inspector of your choosing.  You pick the inspector, you pay for the inspector.  The inspector goes through the house in an orderly fashion making sure to cover all the home's amenities.  You should be there with the inspector during this time.  This gives you a great opportunity to spend a great deal of time in the house getting to 'know it'.  It also gives you the opportunity to actually remember everything about the house you liked on your initial walk-thru.  This is also the opportune time to have 'your Mom, Dad, Aunt Edna, Grandma, your college friend, your cousin the HVAC dude' or anyone else that wants to see the home on your behalf.

7 Day Mortgage Application - Within 7 days as a buyer you must make formal loan application with a lender or it is considered breach of contract.  This means you must pay your application fee or appraisal fee to the lender at this time to formally begin the process.  Your mortgage pre-approval that you obtained now needs to be 'attached' to a home of your choosing.  

There is a flurry of activity during the first week of purchasing a home.  This is where you finally get to plop down and take an aspirin!  Paperwork is in forward motion and it might seem that 'nothing is happening' but it really is.  It's part of the process so let others do their jobs on your behalf.

Mortgage Commitment - this is when the paperwork with your lender must be finished and is normally 30 to 45 days after your application.  Everything must be completed (job verifications, appraisal, condo certifications, survey, lots of stuff) in anticipation of the closing which is normally a week or so after this date.

Walk Thru or Right of Re-inspection - In Illinois, it is done anytime 3 days prior to closing and often times just before the close.  You have the right to go thru the home again and be sure that everything is still the same as when you purchased the home.

Ahoy There! Fears Are Cast Overboard! I Am Your Trusted Captain!

 

     Today I was reading a blog posted here on ActiveRain.  The blog topic and resulting discussion that caught my eye was regarding the fear that many buyers are currently feeling when addressing  closing costs  and the mortgage application document  "Good Faith Estimate"  for their home purchase.    

    Seems buyers have heard the recent mortgage industry weather reports and they're skittish.  They see there are potential storms ahead in the lending seas.  They have little faith in the weather changing.  The construction of the ships they're utilizing seems somewhat faulty to them.  They have heard that ship captains might choose a path for their sailing that takes them smack into the eye of the storm.  These buyers are just not sure they'll ever reach their destination successfully.       Gene Mundt CBC Mortgage Blog Re: Fears

    There is no denying that the mortgage process has become much more intricate and hard to understand. This is a reaction to the problems and issues that surround the present mortgage crisis.  Costs, details, and mortgage options must now be spelled-out in mandated, explicit detail.  All of those things are good and serve to guide and protect those entering into mortgage lending.  

     But ... while trying to offer positive guidance and protection, the industry went "overboard" with demands for more documentation and expectations of the average home buyer.  Admittedly, it's become overkill for everyone involved!        

    It's easy to understand why buyers fear and dislike the whole process.  From beginning to end, truthfully, it's much harder to navigate everything about lending and the process of getting to the Closing table. The reaction to addressing the problem is the antithesis of what was hoped for.  While trying to whittle away a problem which was initially the size of a pontoon boat  ... a monstrous battleship was created.  And yes, boarding that boat can be pretty scarey!       

     And this brings me to the real point of my post ...       

     No lender can currently change the present demands being made for documentation.  Rules are rules.  Regulations are regulations.  Federal guidelines are Federal guidelines.  Underwriters will demand what UnderwritGene Mundt CBC Mortgage Blog Re: Fearsers want and need.        

    

     There is no changing that, so my advice is to quit trying to row your boat upstream and against the tide!

     What WILL make your mortgage processing less stressful, more manageable, and ultimately successful?  

    

      Your choice of mortgage lender!  Experience.  Knowledge.  Expertise.  Reputation.  Closing-Success Rate.   THOSE are the important attributes to weigh and check-out when choosing your lender.  But NO lender can provide a smooth and successful closing if you, the buyer/client, does not also contribute to a successful mortgage processing.

It's Time to Go Night Night. "Project Night Night" that is

     The act of "giving" gets alot of attention during the holidays ... which is only appropriate.  Much time is also focused on choosing the recipients of the many gifts being bestowed on a personal level and to charities.  This is true whether in  Naperville  or Joliet, IL  ... or across the country on the coasts.        

     This is definitely an area where my wife is the CEO and professional in our home.  I always kid Marilyn that I have to keep my eye on her or she'd give the house away.        

     While on the internet the other day, Marilyn found some information pertaining to a cause that assists many Chicagoland (and nationwide) charities and crisis shelters.  Maybe it's because we've become grandparents recently, but this particular cause appealed greatly to both of us ... so we're passing the information on to you as we thought it might appeal to you too.            

     Called  "Project Night Night", this charitable organization donates over 25,000 Night Night Packages each and every year.              

     Homeless children are provided childhood essentials ... a stuffed animal, a children's book that is age-appropriate, and a new security blanket ... tucked away in a brand-new tote bag.  These gifts are meant to provide the children known reliable comforts, thus reducing trauma and and advancing the emotional and cognative well-beGene Mundt CBC Project Night Night Blog Posting of those children assisted.

Waiting for your chance to pay too much for a new home?

Although E.J. "Mike" Carlier, MarketLink Realty is out of Apple Valley MN ... this post's message pertains to those presently in a house hunt (and future buyers) in all markets across the USA.

I can add that ... as of this writing ... interest rates have headed up at a fairly quick pace.  They've jumped over a full point in just the last week or so.

Those interest rate spikes mean more dollars and cents to your monthly payment over the length of your loan.  That means you must qualify for a higher payment.  That means you may or may not obtain the loan if you're a more marginal applicant. 

Get my drift?  Simply stated, you can wait yourself right out of mortgage approval and buying the home you want!  Add limited availability and time restraints of regional home purchase assistance programs and monies into the mix ... and the gamble of waiting becomes even larger.

Heed the message contained here and then talk with your real estate professionals.  Weigh your options.  Listen to their advice and counsel ... and then take action accordingly.

Shopping for a new home is a lot like Christmas shopping.  The best time to shop and buy is before the rush, while inventory is adequate and there is not too much competition for the most desirable stuff.  Wait until a week before Christmas to start looking for the hottest toy of the year, and you'll probably end up on eBay bidding a lot more than list price, and you still might not get what you want.

We are way past the part of the season when we complain that the retailers are rushing us.  The complaints about Christmas promotions coming too early are mostly forgotten.  It's just about panic mode.  The good stuff is gone and the sales we were waiting for have not materialized.   A month or so ago was a great time to shop, but we waited.  Now, the most sought after gift items are hard to find and overpriced.  There is plenty of less desirable stuff, but it's no bargain either.

This is your early call to avoid the big rush in home hunting.  It's not March yet, and you still have a chance to shop early.  If you want to settle for something that's not exactly what you want, or if you want to pay too much for your dream home, just wait.  Wait like you did to start your Christmas shopping.  Wait until spring, and then wait in line to submit your highest and best offer on a home that everyone is lining up to buy.

Yes, like the retail stores this week, there is and will be a lot of stuff for sale, even in March and April.  Most of it is not going to be the best property or the biggest bargain.  It'll be the stuff that has been picked over with the best and best-priced homes no longer available.

If you actually want to find the best Elko-New Market property at the best price, now is the time to get serious and begin house hunting.  Call me to reserve a time for a no obligation (honest) home buying orientation and strategy session.  It takes about an hour, and now is the time to take some action.   It will save you a bundle!

It's still possible to get a loan on a home with nothing down in many Scott County locations, but funding for this program is not unlimited.  There may be some spring home shoppers who are unable to get no money down financing.  Why wait until it's gone just so you can tiptoe through the tulips instead of sloshng through the snow to find a home?

Selling Myth-Understandings in a Buyers’ Market Revealed!

Linda Kemp of Keller Williams Infinity, Naperville, IL is a real "Myth Buster" within the re-blog I offer here of her most recent post.  She "busts" through some pretty well-known and long-running myths too.

The "truths" she serves up to those presently selling their home, or those contemplating that move, are compelling and address the reality of the current home market.

Should you be a seller ... or potential seller ... please take the time to read and absorb the wisdom Linda Kemp delivers for your benefit.  Then find Linda Kemp ... or a knowledgeable agent and Realtor in your area ... to guide and assist you through your home's sales process. 

Especially right now in the present challenging market ... it is NO TIME to be trying to tackle a home sale on your own.  You need to surround yourself with intelligent, experienced, and professional real estate industry professionals throughout your entire transaction, from start to successful closing.

And ... should you hear other myths during your own sales or buying process ... please ask questions, seek guidance, and get assistance from those real estate professionals involved in your transaction.  Communication is key to a smooth and successful closing.

Myth #1:  Sellers should still price their home higher than market value to allow for negotiating room.

Truth:  Pricing too high in a buyers' market is a big mistake.   If your home is overpriced in this current market then agents showing your home will use your property to sell one of the other properties currently listed and in competition with your home.  Three important things to keep in mind when pricing your home:  1. Is your home updated?  2.  Does it need cosmetic touch ups like fresh paint and new carpeting?  3.  Is your home in a location that will attract buyers or does it back up to a major highway?  These are all items that the buyers' lender will use when doing an appraisal on the property.   The bottom line is this:  you can price your home at any value you feel is appropriate, however, it still needs to appraise for the selling price in the contract in order for the bank to approve the loan!  A well-trained real estate agent who looks out for your best interests will consult with you on your home's fair market value and guide you accordingly.  Remember, agents do not set the price of home, sellers do.  Agents are here to give you current market information in order for you to make an informed decision to price the home in line with what is currently selling.  The worst thing to do is price higher than what is selling-all you end up doing is chasing the market from a loosing position.

House for Sale

Myth #2:  The carpet needs replacing.  Why can't I offer a credit at closing for new carpet?

Truth:  Today's buyers are looking for houses online and first impressions are critical!   More than 87% of today's buyers are searching for homes online.  They are quite Internet savvy and know what they are looking for.  If your home looks great in the pictures then chances are good that they will linger on your home's listing a bit longer.  When they see worn carpeting (and yes, it does show up in the pictures) or outdated appliances they immediately proceed to the next home for sale. They don't read anything beyond that.  Before your home's initial debut online it is important that it show well to draw the potential buyers in-not turn them away!  What seems like a savings for the seller in the beginning of your home's market time might end up costing much more in the long run.  Remember, buyers are comparing your home to other homes that are currently on the market.  Your home should be inviting so that everyone who looks at it can see themselves living there. 

Myth #3:  Updates are not necessary.  Let's just list the house and see what happens.

Truth:  Buyers probably won't make it to your doorstep if your home doesn't appeal to them online.    Again we need to be mindful of first impressions.  In today's market your home's online presence is vital to drawing in buyers.  If the pictures of your home look great but the cabinets are circa 1970 and your appliances are old then chances are good that they will be on to the next listing without batting an eye!  You don't always have to replace the cabinets.  Sometimes a coat of paint and some new hardware will add life to your home and freshen up its appearance.  This is where a good agent's expertise comes in handy! 

Beware of agents who will not share constructive criticism with you.  They are probably not all that interested in getting your home sold as they are in getting the listing.  Your agent is the professional here and his/her real estate advice should be aimed at getting your home sold as quickly as possible and in the shortest amount of time.

Myth #4:  People don't expect the interior of the house to look like a designer special.  Why do we have to move the furniture and scale down the accessories?

Truth:  The way you market your house for sale is not the same way you live in the home.   While its true that people don't expect every home to be professionally decorated, they do want to see themselves living there.  A professional agent can offer a wealth of information or bring in a professional to help stage your home for sale.  Often times it doesn't involve spending money on new furniture-just some re-arranging and de-cluttering to appeal to a wider audience. 


Myth #5:  You are better off selling your home on your own and saving money on the commission you would have paid to a real estate agent.

Truth:  Statistically, many sellers who attempt to sell their homes on their own cannot consummate the sale without the service of a real estate agent.   While saving the commission might sound great at first, many "for sale by owners" will tell you that the majority of calls they received to view their home were from real estate agents and not from potential clients. One other very important thing to consider is the safety issue around selling your home yourself.  How are you screening the clients if and when they call?  Some "for sale by owners" get so excited about showing their home to potential buyers that they don't pay attention to the fact that they are allowing complete strangers to walk through their property!  Real estate agents screen buyers-making sure that they are not only qualified to purchase your home but some also go the extra mile by making sure that they have a copy of their driver's licenses on file.  Electronic lockboxes that are used by most agents can be monitored and information is stored on every agent who shows the home-thereby making it difficult for someone to enter the home that might have ulterior motive!

Also, homeowners who succeed in selling their home by themselves usually net less than if they had a real estate agent working for them.  The National Association of REALTORS surveys consumers every year, including homeowners who succeeded in selling their home without a real estate agent.  Over 70% of these homeowners say that they would never do it again.


Myth #6:  When you receive an offer, you should make the buyer wait. This gives you a better negotiating position.

Truth:  You should reply as soon as possible to an offer!  In my opinion it is not professional in any way, shape or form to make a buyer wait simply for the sake of not wanting to seem too anxious!  If you listed your house for sale then any offer needs to addressed and considered-even if it's low.  Many times buyers will try to feel out a seller's position by offering a lowball price.  These offers can often be negotiated successfully.  A highly skilled agent is proficient in negotiating any offer on the sale of your home and doesn't need to play games-especially in a buyers' market.  If you and your agent don't respond in a timely manner the buyer will off writing a contract on your competition's home!

     If you live in Chicagoland, you know that "it's beginning to look alot like Christmas!" The recent snowfalls have covered our area with a fair quantity of the powdery white stuff.        

     If you're a parent and have kids ... or are just a kid-at-heart, you also know that this is prime time for outdoor winter sports and activities.  Bundling up and lacing up the skates is a ritual that is looked forward to in the colder weather climates.  Should you be lucky enough to live by a shallow creek, you can find a myriad of ways to skate and play outside all day.       

     Our region is blessed with a number of very good arenas and locations for indoor and outdoor skating, hockey, sledding, and more.  With the schools' winter holiday break coming up, I thought it timely to add a listing of some of those locations/arenas for viewing and use.

BURNED OUT lights? TIRED electronics? Tis the season ...

     If you're like me, and the family's official holiday light installer, you are currently facing (or just have gotten done facing) the annual untangling and checking of the multiple strands of lights to be installed as decorations for your home ... inside and out.

     The mystery of this yearly task is ... how did some of these stored strands quit working while lying in storage in the crawlspace/attic of my home?  I KNOW I didn't place them back into storage if they had quit working at the end of the previous holiday season.  

     Yet ... there they are.  Incapable of lighting up or working another year.  What to do with those old lights that are broken or burned-out has always bothered me.  Throwing them away has just seemed such a waste and fundamentally wrong. 

     Think of the millions of lights that end-up in the trash!  It boggles the mind!  

     The citizens of Will County, IL, now have a better answer to this dilemma.  The recycling program of the county now includes drop-off/recycling sites that will accept these worn-out and broken holiday illuminations.

     12 locations within Will County, IL, have been made available for drop-off of these items.  The sites are as follows:

     With so many drop-off sites available to the residents of the county, it is easy to accomplish and do the "right thing" regarding the discard of these lights.  Keeping these old holiday lights out of our landfills is important ... saves energy ... and prevents water and other pollution to our environment.

     It's an easy task to accomplish now in the Will County area.  Print-up or write down the location that is closest to you and keep it on hand for future use and reference.  These sites also accept electronics through the entire year for recycling.

     Richard saw an alarming bit of information contained in a communication passed to his Agency.  He immediately email blasted his clients, friends, and loved ones ... offering up the information as a pre-emptive form of another type of insurance protection.  Knowledge!       

     In this particular case, being educated about the possibility of a danger  IS  insurance  for all that read it.  It has been debated online as to whether the following tale is actually fact, or a very colorful way to get a message across.  But either way (whether fact or fiction) ... the message that results from this tale is worthwhile.  It pays to be aware and alert ... making the tale worth passing on and repeating.          Gene Mundt CBC Caution Alert post

     I pass the following information on to you so you too can be aware, educated, and prepared.  In an industry that thrives on passing out and receiving business cards, meeting strangers, and conducting business in homes and offices that may be vacant and/or remote, once again I say ...  why not be cautious?  Why not stay alert to possible dangers?  This is true whether a professional or consumer. And whether this specific tale proves true or not ...

     PLEASE READ:              

     A man came over and offered his services as a  painter to a female putting gas in her car and left his  card. She said no, but accepted his card out of  courtesy and got in her car. The man then got into a car driven by another gentleman. As the lady left the service station, she saw the men following her out of the station at the same time. Almost immediately, she started to feel dizzy and could not catch her breath. She tried to open the window and realized that the odor was on her hand; the same hand which accepted the card fromGene Mundt CBC businesscard alert post the gentleman at the gas station. 

    

     She then noticed the men were immediately behind her and she felt she needed to do something at that moment. She drove into the first driveway and began to honk her horn repeatedly to ask for help. The men drove away but the lady still felt pretty bad for several minutes after she could finally catch her breath. Apparently, there was a substance on the card that could have seriously injured her. 

     This drug is called 'BURUNDANGA'and it is used by people who wish to incapacitate a victim in order to steal from or take advantage of them. This drug is four times more dangerous than the date rape drug and may be transferable to simple cards.   

    

     So take heed and make sure you don't accept cards at any given time you are alone or from someone on the streets.   This applies to those making house calls and slipping you a card when they offer their home repair services. 

                                 PLEASE SEND THIS ON ... ESPECIALLY TO THE FEMALES YOU KNOW!!!! 

   **    Once again, please take note ... the specifics of this tale may be a little hazy ... but the message that we can take from it is good and clear.  Stay safe.  Stay alert.  Stay educated and aware about those nearby and in your midst.  Take stock of those around you.  Take measures to protect and keep yourself safe.  Do not make calls or take appointments alone in offices, homes, or remote locations.  Make sure people know where you are.  What your schedule is.  Get info.  Get names, telephone numbers, specifics.  Be smart and stay alive ...
